Survey Types

There are three main type of survey / valuation:

Mortgage Valuation

Your lender will arrange a mortgage valuation. The primary aim is to ensure the property is adequate security for the loan amount. Although you may be charged for the valuation it is solely for the purposes of the lender.

Homebuyers Report

A Homebuyers Report is a more detailed inspection and will give you important information about the general condition of the property. It will highlight any significant defects in accessible parts of the property, which may affect its value and any significant matters that need assessing before entering into a contract - including recommendations for further specialist inspections. It will also give you the value of the property on the open market and a recommended reinstatement cost for insurance purposes. This type of report is not recommended for properties built before 1900.
